For over 26 years, Mr. Rappuhn has been the CEO and Owner of The Gateway Companies, which is made up of several companies that are a total property and housing solution. The Gateway Companies are comprised of Gateway Development Corporation, Gateway Construction Corporation, Gateway Consulting and Gateway Management Company. Mr. Rappuhn formed The Gateway Companies in 1986 for the primary purpose of providing affordable housing through development, property management and asset management for the properties owned by the principal in the Company. Gateway has been involved in the development of over 80 apartment communities with over 4000 units throughout the Southeastern United States. Mr. Rappuhn is the CEO and sole stockholder of The Gateway Companies.
Prior to founding The Gateway Companies, Mr. Rappuhn was Executive Vice President of Olympia Diversified Construction Corporation, another real estate development company, where he supervised the daily activities of three Field Development Specialists. He was responsible for procedures involving construction loan closings, monthly draw advances and final inspections. His responsibilities included syndication and asset management. Corporate revenues were increased by 130% during his first 2 years, and 37 individual apartment complexes were successfully developed and built during his tenure.
Mr. Rappuhn serves on the Board of Directors of the Alabama Council of Affordable Rural Housing (ALCARH). He has a Bachelor of Science Degree in Urban Planning from Michigan State University.
Josh Mandell is the President/COO of The Gateway Companies. Josh oversees Gateway’s operating subsidiaries, which are involved in the investment, development, and management of multifamily housing properties across the Southeastern USA. Prior to joining Gateway, Josh served as the Director of Investments for the real estate subsidiary of a private family office, and before that, as head of Acquisitions and Development for an owner of 20,000 multifamily housing units in the Southeast. Earlier in his career, Josh served on the staff of U.S. Senator Jeff Sessions in Washington, DC, and worked in the internal audit department of Whitney National Bank, in New Orleans.
Josh is a graduate of the University of Alabama (B.A.) and Loyola University School of Law, and he is a member of the Louisiana and Alabama State Bar Associations.
His community activity includes service on the Boards of Directors of The Alabama Wildlife Federation, The Eyesight Foundation of Alabama and Mountain Brook Athletics.
Current Responsibilities
Jason Curran serves as Senior Vice-President at Gateway Management Company. In his role, Curran is responsible for all facets of the company’s accounting, human resources, and information technology. Curran joined Gateway Management Company in April of 2018 as the Director of Accounting. Prior to that time, Curran worked on the Gateway portfolio of properties as an outside auditor from 2011 through 2018.
Relevant Experience
Prior to joining Gateway Management Company, Curran’s tenure included working for two nationally recognized real estate accounting firms. He was an Audit Manager at the Tidwell Group in Birmingham, AL and a Senior Auditor at Cohn Reznick in Atlanta, GA. Curran primarily specialized in the real estate industry with an emphasis on low income-income housing, tax credit projects, and HUD assisted projects at each accounting firm. He provided audit services to residential real estate funds and property level project funds. In addition to his real estate experience, Curran also has experience with Governmental Entity, Not-For Profit, 401k Plan, and Real Estate State Development Engagements. He assisted clients with Final Tax Credit Cost Certifications, HUD Mortgagor’s Cost Certifications, HUD Contractor’s Cost Certification, HOME Loan Contractor’s Cost Certification, 10% Test, and a variety of Agreed-Upon Procedure reports in the affordable housing Industry.
Education and Affiliations
Curran obtained a Bachelor of Science in Commerce and Business Administration from The University of Alabama where he majored in Accounting and minored in Computer Science and Technology. He also holds a Master of Accountancy from The University of Alabama. He’s a current and/or former member of the following organizations: American Institute of Certified Public Accountants, Alabama Society of Certified Public Accountants of Alabama, and the Birmingham Young CPA’s.
Darby T. R. Findley is General Counsel of The Gateway Companies. In this role, Darby oversees the legal affairs of all related company activities which focus on the development and operation of multifamily housing communities in the Southeastern USA. Prior to joining Gateway, Darby practiced at Coleman Talley LLP, where she focused on affordable housing and commercial real estate. Her practice concentrated on closing transactions financed with federal and state tax credits, HOME funds, Bonds, Fannie Mae, and various other federal and state subsidized financing sources. Darby is based in Atlanta.
A native of Florence, Alabama, Darby graduated from Emory College of Arts and Sciences with a B.A. in International Relations and received her J.D. from The George Washington University Law School. She also holds a M.P.H. in Health Policy from The Milken Institute School of Public Health.
Darby is a member of the State Bar of Georgia and Alabama State Bar, the State Bar of Georgia’s Real Property Law Section, the Women’s Affordable Housing Network, the Alabama State Bar’s Women’s Section and Real Property, Probate & Trust, and the Stonewall Bar Association of Georgia, Inc.
Mr. House is the Director of Construction for Gateway Development Corporation where he is responsible for our new construction developments as well as heavy-acquisition rehab projects. His team manages and coordinates all aspects of the construction projects, where upon completion, delivering the projects to Gateway Management Company. Gateway is currently building communities in Alabama, Georgia, North Carolina and Tennessee. The goals for expansion are the states of South Carolina, Texas and Oklahoma.
Mr. House has been with Gateway since the spring of 2018. He began his career in engineering and construction over 20 years ago, most recently beginning his career in multifamily 5 years ago. His 20 years of experience ranges from commercial real estate development and civil engineering to construction program management. In addition, his experience in corporate management aids in the development and implementation of the Company’s corporate culture – a focus on production, advancement, and personal growth. Mr. House and his team oversee delivery of approximately 1,000 units at any given time with contracts totaling up to $120,000,000.
Mr. House holds a B.S. degree in Civil Engineering from Auburn University.
Bill Beaver has over 45 years’ experience in the construction and maintenance of multifamily properties. Since joining Gateway Management Company in December of 2008, his role has changed from Manager of Maintenance and Contracts to Assistant to the Head of Construction, a key leadership position in helping to oversee the construction of all new Gateway properties.
Bill assists with inspections of plans, working with the general contractors to insure the properties are built according to the plans, site inspections and final walks to insure the jobs are complete and ready to be occupied This involves, but is not limited to, visiting sites to preform inspections, help evaluate issues that might arise long the way, and identifying problems and assisting with working out a fix for those problems before the property goes on line. Bill also assists with establishing cable agreements, setting up phone and internet services with those providers and working with the management staffs on warranty issues. Since joining Gateway Companies, the company has grown from 17 properties, 620 units that we managed in house to over 140 properties and over 10,000 units owned and/or now managed by Gateway Companies.
Prior to joining Gateway Management Company in 2008, Bill was the Vice President of Maintenance and Contracting for Royal American Management in Panama City, FL where he worked from 1975 to 2008. When Bill was at Royal American the company grew from 15 properties, and over 1,000 units to 150 properties and 18,000 units. As part of Bill’s job while at Royal American, he worked with HUD Fee Management properties that had been foreclosed on and was managed by Royal American in St. Louis, MO, Louisville, KY, Miami, FL and St. Croix in the US Virgin Islands. Royal as the managing agent for HUD, required Bill to work with RAR (Federal Accusation Regulations) on contracts of over a million dollars.
While working in this role he encountered many unusual problems, ranging from repairing a building located in downtown St. Louis that was on the national history registry to rehabbing water cisterns for family’s living at HUD housing located in St. Croix the US Virgin Islands. Bill started with Royal American on the construction side, first building and later rehabbing properties, and then in 1985 he was transferred to the management side, where he assisted the site staffs and regional managers with any type of maintenance issues that fell outside the normal day to day operations of the properties. This included trouble shooting a problem, preparing a game plan for fixing the problem, soliciting bids, inspecting the work and preparing the needed paperwork to close the job.
While at Royal American Bill and his staff built a training center for newly hired maintenance personnel and developed the training program for them. With the success of this program, he also assisted Haney Technical School as well as Gulf Coast College with the development of a maintenance training program.
Bill was born in Watseka Illinois and grew up in Hoopeston, Illinois. After completing high school in 1966 he joined the Navy and did four years as an aircraft safety mechanic where he advanced to pay grade E5. In the Navy he attended aviation mechanic’s school in Memphis Tennessee. Upon graduating from AME School he was assigned to Attack Squadron VA 106, which was a Navy jet attack squadron located at Cecil Field in Jacksonville, Florida.
When he was with VA 106, Bill did a 9 month West Pack cruise in the Token Gulf aboard the USS Intrepid. A two month NATO Cruise in the North Atlantic aboard the USS America and a number of shaken down cruises on the USS Enterprise and USS Saratoga. After the Navy, Bill started as a carpenter apprentice with the St. Augustine Carpenters Local 1500 as a first year apprentice and served four years as a carpenter apprentice. Bill graduated number one in his graduating class in the Jacksonville district and finished third in the state competition.
Bill has held or holds certificates as an Asbestos Abatement Supervisor, Lead Base Paint Abatement Supervisor, Refrigerant Recovery, Pool Maintenance, Jacksonville Apartment Association Maintenance Worker and has attended schools for Federal Accusations Regulations, Preparing Statements of Work, Preparing Contracts, Refrigerant Recovery, Pool Maintenance, Asbestos Abatement, Lead Paint Abatement and a number of classes on fair housing and other related subjects.
Mrs. Krieger is the Corporate Accounting Manager for the Florence office of The Gateway Companies. She is directly responsible for all financial activities of the corporate entities and their interaction with development projects as well as ongoing interactions with completed projects. She is responsible for continually monitoring the corporate balance sheets and coordinating with the Development Team, Asset Management Team, and Property Management Team to make sure intercompany transactions are properly recorded, tracked, and completed.
Mrs. Krieger has been employed by The Gateway Companies since 2003. She began her employment as accounts payable clerk and assistant to the Finance Manager. Mrs. Krieger learned all phases of accounting for project expenses from development through construction, and on through the management of a project. Prior to joining The Gateway Companies, Mrs. Krieger was the Accountant for Regency Square Mall in Florence, AL where she was responsible for all accounting functions for the mall. She interacted with short term lease tenants as well as long term tenants in making sure they were meeting the financial obligations of their lease. This involved their standard monthly payment obligations as well as annual calculations of Common Area Maintenance expenses and Real Estate Tax expenses and Percent of Sales amounts.
Mrs. Krieger has a Bachelor of Science Degree in Accounting from the University of North Alabama. She has attended numerous workshops and conferences relating to the HOME/Tax Credit industry in which The Gateway Companies participates.
Craig is responsible for the Asset Management Department where he works with Developers, Contractors, Owners, Partners, Non-profits, and Lending institutions to improve performance and profitability with a portfolio of over 100 properties. His team also works with management in the areas of Accounting, Compliance, and Operations with the goal of maximizing performance.
Craig has been with Gateway since 2008. In addition to Asset Management/Financial Analysis, he also has experience in compliance, accounting, and IT/Software. Prior to joining Gateway, Craig was a Mortgage Broker and also has a background in Finance and Banking.
Craig received a Bachelor of Science degree in Management and a Master of Business Administration from The University of North Alabama. Craig as the designations of HCCP, C10P, S.T.A.R., and SHCM.
Maggie is an Asset Manager with Gateway Development Corporation where she assists in all aspects of the administrative, financial, capital and operations of the property portfolio. The Asset Management team is centered on maximizing the return on investment and value of the property by repositioning the portfolio(s) to reduce costs and increase income for both the company and its investors.
Maggie began working with Gateway in March 2019. Prior to her employment with The Gateway Companies, she worked in accounting as the Controller of a Japanese owned automotive manufacturing plant.
Maggie received a Bachelor of Science degree in Accounting from Athens State University. She has been certified in IFRS (International Financial Reporting Standards) and plans to continue her education by obtaining her certifications in tax credit, asset management and compliance.
Mr. Freeman is the President of Gateway Development Corporation where he is responsible for all aspects of the development activities. His team locates the property to be developed, coordinates with city and state officials and is responsible for submitting applications for financing for the projects. Gateway is currently developing apartment communities in Alabama, Georgia, North Carolina and Tennessee. The goals for expansion are the states of South Carolina, Texas and Oklahoma.
Mr. Freeman has been with Gateway since 2010. He began his career with Gateway in Asset Management before transitioning into the development field for the past 7 years. In those 7 years, Mr. Freeman has been involved in the development of more than 30 apartment communities in the Southeast. Prior to his employment with Gateway Development, Mr. Freeman worked for Alabama Farmers Cooperative in Decatur, AL as an accountant.
Mr. Freeman received a Bachelor of Science degree in Finance and Business Management from the University of North Alabama. Mr. Freeman is a certified tax credit compliance professional (C9P) for Low Income Housing Tax Credits and a certified S.T.A.R. professional for Rural Development Housing.
Mr. Simpson is a Development Officer for Gateway Development Corporation where he assists with all aspects of the development activities. His responsibilities include assisting with submitting applications for funding new projects, coordinating with contractors and lenders on monthly construction pay applications, and coordinating with city and state agencies for new projects. Gateway is currently developing apartment communities in Alabama, Georgia, North Carolina and Tennessee. The goals for expansion are the states of Kentucky, Louisiana, South Carolina, Texas and Oklahoma.
Mr. Simpson began working with Gateway in 2012 and is a Development Officer for Gateway Development Corporation where he assists with all aspects of the development activities. His responsibilities include assisting with submitting applications for funding new projects, coordinating with contractors and lenders on monthly construction pay applications, and coordinating with city and state agencies for new projects. Gateway is currently developing apartment communities in Alabama, Georgia, North Carolina and Tennessee. The goals for expansion are the states of Kentucky, Louisiana, South Carolina, Texas and Oklahoma.
Mr. Simpson received a Bachelor of Science degree in Professional Accounting from the University of North Alabama. Mr. Simpson is a Housing Credit Certified Professional (HCCP) for Low Income Housing Tax Credits.
I am the Administrative Assistant for the Corporate Office in Florence, Alabama. I assist the owner Allan Rappuhn and every department with any clerical needs they have. I assist our office Accountant entering Gateway Construction invoices each month and other task as they arise. I answer and direct all calls for the office and take care of all the office manager duties, to keep the office running smoothly.
I have worked in the HOME/Tax Credit Industry for over 20 years. Before coming to The Gateway Companies in 2013, I worked for two other development companies as an Accounts Payable Clerk and moved up to a Development Coordinator and Development Director. While I enjoyed those positions, at this time in my life, I was looking to stay in the HOME/Tax Credit Industry but ready for a slower pace. I took the Administrative position with The Gateway Companies because it was a good fit for me and I can stay in the Industry that I am familiar with and can help in any Department, if the need arises.
I graduated from Courtland High School and Lawrence County Technical School in 1985 with an Accounting Certificate. Over my 20 years in this industry I have been to numerous HOME/ Tax credit seminars and training in Alabama, Georgia, South Carolina, Arkansas and other states.
I was elected and serve as the District 4 Councilwoman of the Town of Courtland, AL. I am a member of the Courtland Community Revitalization Committee and help with all fundraisers for this Committee. I am a Board Member of the Will Stevens Memorial Scholarship Foundation. I love to serve in my community anyway I can and spend time with my family and friends.
Ms. Hutchinson is the Closing Administrative Assistant for the Corporate Office in Florence, Alabama. She assists the President of the Development office with all loan closings for the projects. Ms. Hutchinson’s other duties include working with the investor’s, bankers, and attorneys on all due diligence documents. She makes sure all documents are sent to Investor for each Capital Contribution funding.
Ms. Hutchinson began her employment with The Gateway Companies on September 2006. Prior to her employment with The Gateway Companies, Ms. Hutchinson worked for 2 years in collections at a Timeshare on Hilton Head Island, SC. and for 13 years she worked for The Volusia County School Board in New Smyrna Beach, Florida.
Ms. Hutchinson graduated from Danville High School in 1979. Ms. Hutchinson is a certified tax credit compliance professional (C11P) for Low Income Housing Tax Credits.
Ms. Hutchinson’s hobbies include sewing, quilting, embroidery, reading and spending time with her family.
