Gateway Development Corporation was formed for the purpose of developing and constructing multi-family apartment properties throughout the Southeastern United States. Since formation, The Gateway Companies have developed more than ninety properties.

Sound financial analysis is the cornerstone to all Gateway Development’s properties. At the same time the Tax Reform Act of 1986 eliminated many of the tax incentives for developers of multi-family housing, it created tax credits for low – to - moderate income properties. Many of Gateway Development Corporation’s new developments are structured to incorporate the use of these tax credits further securing the financial viability of the investments.

Through our acquisitions department, Gateway Development Corporation has demonstrated a keen ability to provide workable solutions to problem properties. Utilizing our in-house expertise on project conceptualization, feasibility determination, design, financing, and construction, we are able to provide technical assistance to a variety of issues that are important to the development process.

Each development requires a special approach. Since each community is unique and has a different set of problems and opportunities, it is important to work closely with each city to determine its development potential. It is our goal that each development be an asset to the community.

Gateway Development Corporation enjoys good relationships with lenders and syndicators. Our background includes properties financed Rural Development, State HOME financing agencies, HUD, tax exempt bonds, and conventional lenders.

Gateway Construction Corporation was formed in 1986 and provides supporting services to compliment the development company. Gateway Construction is a licensed contractor in Alabama. It also serves as the owner of many properties developed by The Gateway Companies. Additionally, it provides asset management services on behalf of property ownership.

Within the Gateway Companies, we are able to provide complete development, construction and management services. Gateway Construction provides oversight and supervisory services to third party construction companies, architects, and designers. Through providing construction project management and oversight, Gateway is able to insure the highest quality in design and construction.

All Gateway constructed properties are supervised by long tenured project managers. During a given year, Gateway will oversee construction of as many as ten properties that it will own and manage, as well as properties for others.

As a leading provider of housing, Gateway recognizes that creating a sustainable, "green" environment for its residents, and utilizing the most energy-efficient "green" technological advances in its real estate construction projects, is the way of the future. Accordingly, Gateway is providing real estate that the management company can easier maintain. This all ads to a longer lasting and more appealing property. Internal maintenance programs, including education, between Gateway Construction Corporation and Gateway Management Company, effectively incorporate a commitment to sustainability and green initiatives, demonstrating Gateway's desire to improve the overall lives of residents.

Gateway Management Company, located in Birmingham, Alabama, is a full service property management company. The company was originally formed in 1986, for the primary purpose of providing direct property management and asset management for the properties owned by the Company Principal. Gateway also manages apartment communities for third party owners. Gateway currently manages apartment properties consisting over 8000 units throughout the Southeastern United States.

Currently managing LIHTC, Rural Development, HOME, conventional, and retail properties, Gateway provides a wide range of services for property owners. Some of these services include hiring, training, and supervising site managers and maintenance personnel, initial lease up, complete accounting and bookkeeping services, financial analysis, policies and procedures, governmental compliance, representing the owner in tenant relations and lease matters, low income housing tax credit and HOME compliance monitoring and reporting, providing for governmental and investor reporting, operating budgets for efficient and effective management, auditing, property tax appeals, in addition to many other services. Our Regional Managers and Property Managers receive professional training in NCHM's Certified Occupancy Specialist and Tenant Integrity Programs, Low Income Housing Tax Credits, HOME Program requirements, Fair Housing and 504 Compliance, in addition to in house training provided by our own departmental leadership.

Utilizing progressive management tools, industry trade organizations, industry publications, and professional training, our staff stays abreast of current developments in the industry and applies this information to each property individually. Working closely with residents, homeowners, city officials, local nonprofit agencies, and housing authorities, we strive to maintain a positive image in each community and provide an appealing living environment for our residents. Our goal is to ensure that each property is well maintained, occupied, and operated in an economical manner.
